Recently, Growe connected with Philadelphia-based third-party logistics company, All Staffing Warehousing Logistics (ASW). They pride themselves on offering efficient and customized services to meet the needs of their diverse clientele.
In early 2023, Joe Wilson, a Sales Manager within ASW met Jett Jones, Vice President of Growe Real Estate Partners. At the time, Joe was looking for more warehousing space in the Philadelphia area. The timing of their meeting was perfect.
ASW was in search of 30,000-40,000 square feet of additional warehouse space in Philadelphia. Finding warehousing in Philadelphia is already difficult to begin with because the costs are very high, the market is very tight, and the city’s proximity to ports makes it very attractive.
On top of that, it is difficult to find warehouses less than 80,000-100,000 square feet in size in Philadelphia. Not only did ASW need another warehouse, but they would likely need to aim for a much larger warehouse than they could afford. That would require earning a client before they had warehousing space available to serve them. It was a classic “chicken and egg” problem.
ASW initially explored a few options that met their size requirements, an unexpected opportunity arose when Jett received an email from a freight partner, who had about 50,000 square feet of commodity to place in PA. Jett was able to land this freight partner as a client for ASW, contingent upon their ability to secure more warehousing space.
This prospective client allowed ASW to adjust their search criteria to 80,000-100,000 square feet of space. Now that they had more options for warehousing space, Jett had more leverage, and was able to negotiate an exceptional deal for a large warehouse in the Philadelphia market.
In the end, ASW was able to secure a new warehouse of around 100,000 square feet in size for about a 20% lower base rent rate than the market average. On top of that, they were able to obtain a 5-year lease term, which is typically difficult to secure in the city.
By securing a large warehouse with a significantly lower base rent rate, ASW not only boosted their profit margin but also gave them room to grow. On top of that, they earned a major anchor client, increasing their revenue and positioning them for continued success and growth in the competitive warehousing industry.
Over the past few months, our team has been working closely with Jett and his team at Growe to find the perfect warehouse space that met our specific needs. With their expertise in the real estate market and their ability to quickly assess our requirements, they were able to provide us with several options that exceeded our expectations.
In addition, Growe’s team went above and beyond to help us fill a significant portion of the warehouse with a fantastic customer. Jett’s continuous support, even outside of regular business hours, was invaluable to us, and we cannot thank him enough for his 24/7 availability. I could tell right away that he truly cared about what was best for us and did everything he could to make sure we got it.
Despite facing some unforeseen challenges along the way, the Growe team remained dedicated and persistent in finding a solution that worked for us. They were able to jump in and adjust to our changing size requirements and helped us navigate through any adversity we faced.
